Light / Medium Industry

Sturgeon County has embarked on an initiative to attract investment in light/medium industrial development. The initiative is aimed at expanding the County’s priority sectors including oil & gas servicing, agriculture, transportation & logistics and tourism, ultimately promoting a healthy balance in the County’s tax base.

Light/medium industrial land is located in the following industrial parks in Sturgeon County:

Sturgeon Industrial Park

The Sturgeon Industrial Park is ideally located for light industry to capitalize on multi-billion dollar developments in Alberta’s Industrial Heartland. With over 400 acres of serviced land and 800 acres of raw land available, the Sturgeon Industrial Park is ideal for small, medium and large light industries. Located in Sturgeon County’s south-east corner near Fort Saskatchewan, the Sturgeon Industrial Park is only minutes from proposed heavy oil upgraders in Alberta’s Industrial Heartland and the City of Edmonton. The Sturgeon Industrial Park has fully paved roads throughout and provides quick and easy access to an extensive highway network as well as direct access to the CN Sturgeon Industrial Lead Rail Line.


Villeneuve Industrial Park

Owned and operated by Edmonton Airports, the Villeneuve Airport is home to 16 businesses and has 411 hectares of available land for development. The Villeneuve Airport is the primary flight-training facility in the Edmonton Region and is positioned to help aviation based businesses capitalize on Alberta ’s economic growth. Located in Sturgeon County ’s south-west corner, the Villeneuve Airport is only minutes from St. Albert and Edmonton and provides quick access to CN Rail’s Intermodal Site. Open 24 hours, the Villeneuve Airport has two 3,500 ft asphalt runways, paved roads throughout the business park and is surrounded by an extensive transportation network made up of major highways and rail lines. The Villeneuve Airport also provides a variety of minimal services.


Pro North Industrial Park

Pro North Industrial Park is situated on the south edge of Sturgeon County only five minutes from St. Albert and 35 minutes from downtown Edmonton. With one to four acre partially serviced parcels of available land, Pro North Industrial Park is suited for small to medium scale light industrial development. Currently, Pro North Industrial Park is home to industries and commercial businesses in the following sectors: aviation operations, storage and warehousing, log home/modular building manufacturing, welding, machining and fabricating, and heavy equipment.



Legal Crossroads Industrial Park

Legal Crossroads Industrial park is situated adjacent to Highway 2. This park is best suited for light to medium rural industries requiring large areas of land. Industrial uses consist of Sturgeon Valley Fertilizer Plant, St. Denis Seed — Pea Plant, Alfalfa Processing Plant, Agricore grain elevators, and Champagne Edition, which produces recycled rubber flooring. The industrial uses are centered along the CN Rail spur for access to bulk transportation of goods. Champagne Edition is located on the western boundary of the Plan area and has access to Highway 2 via a service road.


Heritage Industrial Park

Heritage Industrial Park is located close to Morinville but is currently at capacity with no plans for expansion as of yet. There is currently no servicing to this business park.

Start in Sturgeon

Start in Sturgeon is the Economic Development initiative of Sturgeon County, Alberta. The county encompasses a large area of land with several towns and hamlets throughout.
